It could provide necessary insights into whether repairs and/or other corrections by the developer are warranted. The Turnover Study specifically documents the condition of everything the developer handed over. The Reserve Study establishes the component inventory, assesses current visual conditions, and sets a funding schedule that promotes financial sustainability throughout time. Both provide a baseline starting point for a Board to move forward with.
For some items, meaningfully different. Anastasia Island and Vilano Beach components carry salt exposure that can shorten the life of metals, coatings, and exterior equipment, while inland assets age at more typical Florida rates. Each Reserve Study's component list should be based on where, and what, your property actually is.
